Am I allowed to be cheaper on my own site?
Yes. Since November 2024, under the EU Digital Markets Act, Booking can no longer require hosts in the EU to keep the same price everywhere. Your own site can be cheaper.
Do I have to leave Booking or Airbnb?
No. Keep your listings as they are. Your own site is for guests who already know you: returning guests, their friends, people who follow you.
How do guests find my site?
You share the link: a QR card in the apartment, WhatsApp, Instagram, your business card. Don’t send it through Booking or Airbnb messages; their rules don’t allow it.
How do guests pay me?
Directly: bank transfer, Revolut or cash, as you choose. OkDirect never touches the money and takes no cut.
Can my calendars stay in sync with Booking and Airbnb?
Yes. Your site syncs calendars with Booking and Airbnb both ways, so when a night is booked anywhere, it closes everywhere else too.
