Terms & Conditions

These terms are the agreement between you and OkDirect. In short: OkDirect is software that lets hosts run their own booking site. The stay is a contract between the guest and the host, and guests pay the host directly. We never hold guest money.

1. Who we are

OkDirect is operated by Championship Shot Limited, a company registered in Hong Kong under number 79331137, with its registered office at Unit B6, 12th Floor, Wing Wah Building, No. 677 King's Road, Quarry Bay, Hong Kong ("OkDirect", "we", "us"). You can reach us at [email protected].

These terms apply to hosts who create a site with OkDirect ("you") and, where a section says so, to guests who use a host's site. By ticking the box that you agree, or by using the service, you accept them.

2. What OkDirect is, and what it is not

OkDirect is a software service (SaaS). Hosts use it to publish a direct-booking website for the places they rent out, and guests use those sites to ask the host for a booking.

We are an intermediary that provides the technology. We are not a party to the stay contract, we are not the accommodation provider, and we are not a travel agency or tour operator. We don't sell travel packages and we don't act on behalf of guests.

Guests pay the host directly, in the ways the host offers: by bank transfer to the host's account (Revolut included), through the host's own payment link, or in cash on arrival. OkDirect does not collect, hold or pass on guest money, and we are not a payment service.

3. Your account

You sign in with a code we send to your email. Keep access to that inbox secure: whoever can read it can sign in as you. You are responsible for what is done with your account.

You must be at least 18 and give us true details. If you use OkDirect for a company or another business, you confirm you may accept these terms for it, and they bind that business.

4. Your obligations as a host

You alone are responsible for your accommodation and for everything you offer guests. In particular, you agree to:

  • keep your site accurate and up to date: description, photos, prices, fees, availability, house rules and cancellation policy;
  • hold every authorisation the law requires to rent out the place, for example in Romania the classification certificate or other authorisation for your type of accommodation, and any consent you need from the owner or the owners' association;
  • declare and pay your own taxes, including income tax, local and tourist taxes and VAT where it applies, and give guests the receipts or invoices the law requires;
  • respect the rights guests have as consumers, including clear information about the total price before they book;
  • honour the bookings you confirm, answer guests promptly, and apply your own cancellation and refund rules as shown on your site;
  • keep your calendars connected and check availability, so that the same nights aren't sold twice on OkDirect and on other platforms;
  • check in your own bank account that a guest's payment has really arrived before you treat it as paid (see section 6);
  • handle your guests' personal data lawfully, as the controller of that data (see section 9).

5. Guests and the stay

The contract for the stay is made between the guest and the host. The host's prices, deposit, house rules, cancellation and refund terms apply to it. A guest's rights about the stay, including consumer rights, are rights against the host, not against OkDirect.

To book, a guest gives their name and phone number and the details of the stay. We pass them to the host so the host can handle the booking. After that, guest and host usually talk on WhatsApp, person to person; we don't take part in those conversations and don't read them.

Guests agree to use a host's site honestly: real contact details, real bookings, and no fake or edited payment proofs. If a guest and a host disagree about a booking or a stay, they settle it between them. We may help them get in touch, but we don't decide disputes or pay compensation.

6. Booking requests, held dates and payment proofs

When a guest books, the dates are held for a short payment window set by the host. Once the guest sends a payment proof, or asks to pay in cash or sends a plain request, the dates stay held for up to 48 hours more while the host checks and answers. If the host hasn't confirmed by then, the dates are released. Stays longer than 14 nights are held only once the host confirms them.

A guest can upload proof of a bank transfer, as a PDF or a photo. OkDirect checks it automatically: a PDF with real text is read on our own servers; a photo, a scan, or a PDF whose details can't be read is read by Google Gemini, acting for us. A fixed set of rules, not a person and not the AI, then compares what was read (for example the receiving account, the amount and the date) with the booking.

If check-in is more than 3 days away and the proof passes, the booking is confirmed automatically, and you can still decline it. If check-in is 3 days away or less, nothing is confirmed automatically: you accept or decline the booking yourself. A proof that doesn't pass never rejects a booking on its own; you decide.

The check has limits. A proof can be forged or edited, and a transfer can be cancelled, returned or never completed. Our check only reads the document; it can't see your bank account and is not a guarantee that the money has arrived. Always check your bank before the stay. We are not responsible for a booking confirmed on a proof that turns out to be false, or for money that doesn't arrive.

7. Your subscription

OkDirect costs €9.99 a month for your first property and €1.99 a month for each extra property that is live. At least one property is billed. It is a fixed fee, never a commission on bookings. Prices are in euros; if VAT or a similar tax applies, it is shown before you pay. Payments are processed by Stripe, and invoices are issued by Championship Shot Limited.

Free trial: the first 30 days are free. You add a card to put your site live, and nothing is charged during the trial. The trial is given once per host and once per card; if you have already had it, the first month is charged when your plan starts.

Instagram bonus: put your site's link in your Instagram bio and, once we can see it there, you get one extra free month. It is given once per host: added to your trial if it is still running, or as a credit on your next invoice.

Renewal: after the trial, the subscription is charged to your card every month, in advance, until you cancel. It is charged after the trial even if you never put your site live. When you add or take down a property, the new price applies from the next monthly invoice, with no partial charges or refunds. If you take your last live property down, the plan ends at the close of the period already paid, unless a property goes live again before then.

If a payment fails, Stripe may try the card again and we may pause your site until the subscription is paid.

Cancelling: you can cancel at any time from Billing in your dashboard, or by writing to [email protected]. The cancellation takes effect at the end of the trial or of the month already paid; until then your site stays live, and nothing more is charged. Months already started aren't refunded, except where the law requires it.

If you are a consumer (you don't use OkDirect for a business), you may withdraw from the subscription within 14 days of starting it, without giving a reason. Cancelling during the free trial costs nothing. If you were charged and you withdraw within those 14 days, write to us and we refund that payment.

Price changes: we tell you by email at least 30 days before a new price applies to you. It applies from your first billing period after that notice, and you can cancel before then if you don't agree.

8. Your content, imported listings and our software

At your request, we import the text and photos of your own public listing (for example on Booking.com or Airbnb) and read your calendars through the iCal links you give us. You confirm that the content is yours or that you have the right to use it, and that publishing it on your site doesn't infringe anyone's rights.

You keep every right in your content. You give us a free, non-exclusive, worldwide licence to host, copy, adapt (for example resize, crop, translate or reformat) and display it, only to run your site and the service, for as long as your site is with us. The licence ends when you delete the content or your site, except for backups kept for a limited time and anything the law requires us to keep.

We may also prepare a draft site from a public listing and send its link to that listing's host, to show what their site could look like. A draft isn't public: only someone with its link can open it, and it is deleted if it isn't claimed within 30 days of its last visit.

If you believe something on a OkDirect site infringes your rights, write to [email protected] and we will look at it promptly and remove it where that is justified.

The software, the site designs and templates, and the OkDirect name and logo belong to us. While your subscription runs, you may use them for your own site. You may not copy, resell or reverse-engineer the service, except where the law allows it. The small "booked via OkDirect" mention stays on your site.

9. Personal data

Our Privacy Notice, linked at the foot of this page, explains how we handle the personal data of hosts, guests and visitors.

For the guest data in your bookings, you are the controller and we are your processor. This section is our data processing agreement under Article 28 GDPR. We:

  • process that data only to provide the service, on your instructions as you give them through OkDirect, unless the law requires otherwise;
  • make sure everyone who handles it is bound to confidentiality, and protect it with appropriate technical and organisational measures;
  • use only the sub-processors listed in the Privacy Notice, which you authorise; we tell you before we add or replace one, and you can object by ending your subscription;
  • help you answer guests who exercise their rights, tell you without undue delay about a personal data breach that affects your data, and help you meet your other GDPR duties;
  • delete the data when your site ends, unless the law requires us to keep it, and give you the information you need to show that these duties are met.

You, as controller, must have a legal basis to use guest data, tell your guests how you use it, and keep safe the data you take out of OkDirect, for example in WhatsApp chats or on your phone.

10. Acceptable use

You may not use OkDirect to:

  • publish false or misleading listings, or a place you aren't allowed to rent out;
  • take money from guests for stays that don't exist or that you don't intend to honour;
  • publish content you have no right to use, or anything illegal, hateful or discriminatory;
  • send spam, or use guests' contact details for anything other than their booking without their consent;
  • try to break, overload, scrape or get around the security of the service, or access data that isn't yours.

11. Availability of the service

We work to keep OkDirect running and secure, but we provide it as it is and as available. It can be interrupted for maintenance, by outages, or when services we rely on fail, such as the Booking.com and Airbnb calendars, Stripe, email or WhatsApp. Calendar sync depends on those platforms and can be delayed, so check availability before you confirm a booking. We don't promise any number of bookings or any income.

We improve the service and may change its features. If a change significantly reduces what you pay for, we tell you in advance and you can cancel.

12. Our liability

Nothing in these terms limits liability that the law doesn't allow to be limited: for harm caused intentionally or through gross negligence, for death or personal injury, or for the rights consumers have by law.

Apart from that, we are not liable for the stay or for anything between guests and hosts, for what hosts or guests do or fail to do, for services run by others, for events beyond our reasonable control, or for indirect losses such as lost bookings, income, profit or reputation.

Where the law allows a limit, our total liability to a host is limited to the subscription fees that host paid us in the 12 months before the event that caused the claim.

As far as the law allows, you compensate us for claims made against us by guests or others because of your accommodation, your content or your breach of these terms or of the law.

13. Suspension and ending

You can stop at any time: cancel your subscription and ask us to delete your site.

We may pause or remove a site, immediately where that is needed, if the subscription isn't paid, if these terms or the law are broken, if there is a risk to guests or to the service, if we suspect fraud, or if someone disputes that the site belongs to you. Where we can, we tell you why and give you a chance to fix it first.

We may also end the service for you for any other reason with 30 days' notice, and refund any part of a period you paid for and won't get.

When your site ends, it goes offline and we delete your data as the Privacy Notice describes. Amounts already owed, and the parts of these terms that by their nature continue (such as liability and governing law), still apply.

14. Changes to these terms

We may update these terms, for example when the law, the service or the prices change. The version date is at the bottom of this page. We tell you about a change that affects you by email or in your dashboard at least 30 days before it applies, or sooner if the law or a security issue requires it. The date of the version you accepted is kept with your account.

If you don't agree with a change, you can cancel before it applies, at no cost. If you keep using OkDirect after that date, the new version applies.

15. Governing law and disputes

These terms are governed by Romanian law. If you are a consumer, you also keep the protection of the mandatory rules of the country where you live.

If something goes wrong, write to us first at [email protected]; most problems are solved that way. A dispute with a business is decided by the competent courts in Romania. A consumer may also go to the courts where they live.

Consumers in Romania can also complain to the National Authority for Consumer Protection (ANPC, anpc.ro) or use an alternative dispute resolution (SAL) body listed by ANPC. The EU online dispute resolution (ODR) platform closed on 20 July 2025; consumers elsewhere in the EU can turn to their national consumer authority or a national ADR body.

16. Final points

These terms, with the Privacy Notice, are the whole agreement between you and us about OkDirect. If a part is found invalid, the rest still applies. If we don't enforce a right straight away, we don't give it up. We may transfer this agreement to a company that takes over the service, and we tell you if we do.

These terms are available in Romanian and English, and both versions have the same value. To reach us about anything here, write to [email protected].
